Legally, can we turn an agricultural barn into a barn?

It is possible to change an agricultural barn into a barn, but you will need to request a change of destination if it is in an agricultural zone. Which is often the case. Therefore, the works, which are always heavy (creation of openings and floors, interior partitions, technical equipment ...), require a building permit that meets the architectural constraints of the region.

When the barn is in agricultural zone, the chamber of agriculture and the departmental direction of agriculture must also give their agreement in addition to the DDE. Not to mention that there are situations specific to each municipality, which have codified the destination of land and properties in Land Use Plans (PLAs) or Local Urban Plans (PLU). The municipality can also refer only to the general code of Urbanism.

Also note that the administrative constraints are numerous and can be complicated with the local services of the DDE (departmental direction of the equipment).

Walls, foundations, connection: what to pay attention to?

Rehabilitating an old barn can be dreaming, whether it is development work or a total rebuilding just keeping the four walls. But it is imperative to ensure the condition of the foundations, as well as the walls and the frame. If they are in poor condition or if their repair generates too much expense, it is sometimes better to give up.

Finally, if the land is isolated, the connection to the water and electricity networks may be refused by the municipality because of its cost.

Do we need the services of an architect?

The use of an architect is mandatory for any dwelling whose surface exceeds 170 m². It is also desirable in other cases to check the condition of buildings by emphasizing the foundations, the walls and the frame. An architect can also bring you good planning ideas. Its additional cost is offset by the benefits: building permit file, technical expertise, site monitoring ...
