In Marina Magna, in the heart of Ibiza's old town district, a unique and innovative concept has emerged: "the 105 suites". Seven contemporary loft-style apartments have been built in one of the oldest buildings in the city, to have a good time by the sea.

Ideally located in the heart of Ibiza, these contemporary lofts are intended for visitors fond of escapes along the Mediterranean. More than a promising lofts project in the city center, "the 105 suites" is actually a family affair. At the controls: the architect James Michael Lees, London agency Hopscotch, is none other than the son of Helena Paraboschi, in charge of the design of the suites and owner of the premises.

The renovation project in brief

The idea : Create a unique concept of modern suites in the heart of an old building.

The surface : 7 apartments from 40 to 45 m2.

The place : The Marina Magna district, in the center of Ibiza's old town.

The duration of the work : 2 months.

Previously partitioned, this apartment has been fully opened. The goal is to provide a comfortable and functional living space, as in a loft.

However, this opening has limited the possibility of having storage furniture in the apartment. The walls have been reworked to create integrated storage elements. The main wall has been dotted with multiple niches, ideal for personal and decorative elements. In the wall between the bedroom and the kitchen, we also discover an advancement, able to create a practical and minimalist nightstand.

Cotton curtains were added between each space. Blending into the decor, they can isolate if necessary. Ideal to create an effect of surprise: one pushes the curtain and one discovers a new space. It is a simple and effective way to offer a share of conviviality and intimacy to the different rooms.

A natural deco enhanced with blue touches

Blue was chosen as the only color and main element of these apartments. Selected for its invitation to travel and change of scenery, the blue is reminiscent of the blue of the sky and the sea. The apartment has been decorated on a gradient of blue, between Mediterranean and Azur. The white, inescapable symbol of Ibiza, was added to the decor, to create a set contrasted and bright.

In order to highlight this color scheme, the architect has favored natural materials. The goal was to get closer to the Riviera style, in a Mediterranean atmosphere of the 50s. Rattan armchairs take place in the living room and warm the room. Black steel tables play contrasts and bring a contemporary and modern touch. They have however been chosen as nesting places, to remain in this desire to propose a practical and functional apartment.

A huge carpet Beni Ouarain, straight from Morocco, harmonizes everything. This old carpet has been modernized with new colored embroidery, which gives it a more contemporary touch. The architect also favored ceiling spotlights for beam lighting. It highlights the different elements of the apartment. Chosen in black, they create a break with the white of the ceiling.

This play of colors and materials continues on the terrace. We find the same chairs on all balconies and the restaurant 105 by the canteen on the square. Visitors have the impression that the terrace of the restaurant goes up along the building. This creates a real visual identity from the street.

A loft that is both aesthetic and practical

The whole apartment remains in shades of wood, copper, black and white. This mix offers unity and identity to the suites. The kitchen is also adorned with these colors: kitchen furniture in light ash for the warm side and marble worktop, revealing the standing of the suites. It also has a practical aspect because of its resistance and its ease of maintenance: indispensable in apartments intended for rent, like this one.

The table, designed by the architect himself, brings an original touch to the kitchen. Designed to be outdoors, it is very resistant. Designed to be assembled with others, it can create a larger and more entertaining table.

The bathroom is refined, but ultra functional. In order to gain practicality, a double basin was preferred. So, whether you are a couple or friends, everyone can prepare as he pleases, for his part. This is also why two mirrors have been adopted in this bathroom. Round and coppery, they turn into portholes, to give you the impression of being on a boat.

Apart from the vanity unit, no other element comes to clutter the decor. Only niches were created in the shower, to deposit his products more easily. The walls of the shower have just been chosen transparent to let in natural light and accentuate this impression of space.

Apartments available in 40 m2, for two people, or in 45 m2, for four people, with or without balcony / terrace.
